What Happens on Completion Day?
What Happens on Completion Day?
Buying or selling a home is one of life’s biggest milestones and let us be honest, it can be pretty overwhelming. That is where Arrow Conveyancing comes in. We guide you through every stage of the conveyancing process, from the moment your offer is accepted to the exciting day you finally move in or hand over the keys.
What is Completion Day?
In the UK, Completion Day is the day when the property transaction is officially concluded. It is the day funds are transferred between solicitors, the buyer officially becomes the legal owner and the keys are handed over. In short, it is the day the house truly becomes yours or someone else’s.
With a professional conveyancer by your side, the process is smooth, transparent and stress-free. Here is how we make it happen at Arrow Conveyancing.
Buying a Property with Arrow Conveyancing
1. Instruction Stage
Once your offer is accepted, you instruct us to act on your behalf. We open your file, explain the process and pass your file over to a conveyancer.
2. Pre-Contract Work
- We request the draft contract and supporting documents from the seller’s solicitor.
- We carry out searches (local authority, environmental, water and more).
- We review the title, raise any necessary enquiries and report back to you clearly and concisely.
3. Mortgage and Finances
If you are using a mortgage, we liaise directly with your lender to ensure everything is in place. We also handle the transfer of your deposit, so that you are ready for exchange.
4. Exchange of Contracts
Once contracts are signed and both parties agree on a completion date, the agreement becomes legally binding. From this point, the sale is official.
5. Completion Day
On the big day, we transfer the purchase money to the seller’s solicitor. Once funds are cleared, you are legally the new owner. The estate agent releases the keys, and you can finally move into your new home stress-free and confident that everything is handled properly.
